Fahid Beach Terraces is the third residential release on Fahid Island. The whole island is being marketed as Abu Dhabi's first coastal wellness destination, which sounds like a tagline until you realise they've actually put the work in. Fahid Island is officially the world's first Fitwel-certified island, meaning every decision about air quality, walkability, and outdoor space has been measured against health standards rather than just aesthetics.
What sets six buildings apart is who they brought in to design them. Koichi Takada is the architect—he's the Japanese firm behind some of the more thoughtful residential projects globally, and here they've done something that actually responds to the site. The buildings are arranged so you get natural ventilation, daylight, and sea views without feeling like you're on top of your neighbours . Interiors are handled by M&L, an award-winning studio known for residential work that doesn't scream for attention but holds up when you actually live in it.
The scale of the island itself matters. Fahid Island spans over 1,200 hectares with 10 kilometres of coastline and nearly a million square metres of green space. That's not a typo—it's a lot of land, and only a fraction is being built on. You're living in a community that's been planned around nature rather than having nature added as an afterthought. Handover is scheduled for December 2029, with a payment plan that asks for 10 per cent down, 55 per cent during construction, and 35 per cent when you get the keys.
