Mamsha — seaside living in Abu Dhabi
One of my tasks is to photograph all the signature projects and locations in the cities where Whitewill sells real estate. Through photo stories, I try to capture the atmosphere and architectural details of these places to help our clients find a worthy place to live or invest.
Yesterday I traveled to Abu Dhabi to take a detailed look at one of the city's most popular residential complexes — Mamsha Al Saadiyat. It is often compared to my favorite island in Dubai and called Abu Dhabi's Bluewaters.
The name makes it clear that the project is located on Saadiyat Island. Nine residential complexes stretch along the most stunning beach in the Middle East, also called Saadiyat Beach. Blue water, white sand. Black dolphins and sea turtles often swim here.
Nearby, Abu Dhabi authorities are developing an entire cultural district worth $12 billion. The Louvre has already been built. Construction is underway on the Zayed Museum designed by Norman Foster, the Guggenheim Museum, the Natural History Museum, and the interactive museum Tim Lab. All of them will be completed in 2026, and the city expects a major wave of popularity.
On the ground floors of Mamsha along the beach, a dozen stylish restaurants are operating. Each residential complex has its own pool and fitness center. Nearby there is a branch of New York University and Cranleigh School.
The residential complexes house 460 apartments, all with balconies. The ground floors feature 47 townhouses. The upper floors offer penthouses with large terraces and private pools.
With the opening of our office in Abu Dhabi, this project entered our area of interest, and we have already closed several great deals here. In spring, we sold a three-bedroom apartment for $4.3 million, and slightly earlier a large four-bedroom apartment for $6.1 million.
Currently, we have on sale a 300-square-meter lot with three bedrooms and direct sea views for $6 million, and an amazing 1,800-square-meter penthouse with a rooftop pool. But there are more affordable options as well. Prices in the project start from $1.1 million.
I walked around the entire project and can say that Mamsha is filled with the atmosphere of a relaxed resort lifestyle by the clear turquoise sea. Spacious lobbies, large apartments: one-bedroom units of 140 square meters, two-bedroom units of 180 square meters, three-bedroom residences of 200–300 square meters.
I couldn't fully capture the beach and sea views in photos because the shoreline is currently being expanded and will reopen in November.
