Sobha City is a master-planned residential community in Al Bahiya, Abu Dhabi, set at the junction of the E10 and E12 highways. Zayed International Airport is a 14-minute drive away; Yas Island, roughly 10 minutes; downtown Abu Dhabi, half an hour.
The development covers 38 million square feet and is conceived as a self-contained neighbourhood — canals, gardens, a two-kilometre waterfront promenade and a 130-berth marina, all within a single masterplan. Around 60 per cent of the land is given over to parks, shaded walkways and green corridors between residential clusters. The architecture draws on Abu Dhabi's coastal landscape: low-rise volumes, generous spacing and natural light.
Three sub-communities make up the first phase. The Orchard comprises 100 detached estate villas with four to six bedrooms, private pools, lifts and covered parking, set among mature gardens. The Terraces offers 100 garden villas and townhouses — three to four bedrooms, a majlis and layered terracing across two levels. River Cove Residences consists of three waterfront towers with one- to three-bedroom apartments and open views across the water and parkland.
Mornings here start on a private terrace, coffee in hand, birdsong from the garden below. Your children cycle along shaded paths while you have breakfast outdoors. In the evening, the whole family walks the promenade as the sun drops behind the waterline and the scent of fresh bread drifts from a nearby café.
Sobha Realty's debut in Abu Dhabi is an AED 40 billion project — the developer's largest single masterplan to date. Over five decades, Sobha has delivered 16 communities across the UAE, including Sobha Hartland, home to more than 11,000 residents. The company's vertically integrated model — design, construction and finishing all handled in-house — underpins consistent build quality and on-time handovers.
